Ho Chi Minh City's Thanh Da Peninsula to undergo $4 billion makeover

The Binh Quoi-Thanh Da new urban area will cover 423.61 hectares and is designed to accommodate about 54,000 residents, according to the project’s environmental impact assessment report.

It will be developed by a consortium comprising Sun Group, Ha Long Sun Co. Ltd. and Sun City Co. Ltd.

The development will include 5,867 social housing apartments, while a separate resettlement area will provide 725 units of up to five stories for roughly 2,175 households affected by the project.

In the high-end segment, the project will feature 109 detached villas, 174 semi-detached villas and 637 townhouses with modern designs, ranging from three to five stories.

A mixed-use high-rise apartment zone will include landmark buildings of up to about 30 stories.

According to the report, it will provide around 13,150 apartments and 11,220 serviced accommodation units on 330,709.7 square meters of land, with an overall construction density of 67 percent.

The zone is expected to accommodate 33,533 permanent residents and 25,244 short-term occupants.

Four new bridges across the Saigon River are planned to improve connections between the peninsula and other parts of the city.

They will link the area with Street No. 23 in Hiep Binh Ward, Street No. 2 in Truong Tho Ward, Vo Nguyen Giap Street in Phuoc Long A Ward and Thao Dien Street in An Khanh Ward.

The nearly 1.4-kilometer Binh Quoi underpass will also be built, with part of the route running beneath a landscaped lake to preserve the area’s green urban design.

The development will also feature a riverside tramway or light rail transit line and connect with Metro Line No. 7, which is planned to run underground through the urban area.

The developers will allocate 31 percent of the site to social infrastructure, including schools, healthcare facilities and administrative buildings, while 25 percent will be reserved for parks, green spaces and water features.

Plans include five kindergartens, three elementary schools, three middle schools and one high school, as well as a general hospital of up to 15 stories and three healthcare centers.

A 180-hectare themed park will combine indoor digital entertainment venues, art exhibition spaces and water sports facilities.

An international-standard marina will be developed on the eastern side of the peninsula, offering dining and cultural services while serving as a modern water transport hub.

Regarding the implementation timeline, Ho Chi Minh City has required compensation and site handover to be largely completed by October 31.

Technical infrastructure and resettlement facilities are expected to be completed by the end of the fourth quarter of 2027.

The development is scheduled to become operational in the fourth quarter of 2030.
