The blaze broke out at around 3:30 am on Monday on the first floor of the four-story house on Yersin Street in Ben Thanh Ward.
At the time, a couple and their three young children were asleep in rooms on the upper floors.
After noticing the fire, the family attempted to flee downstairs but found the flames had already engulfed the first floor, cutting off the only exit through the front door.
With no way out, all five rushed to the fourth-floor balcony and shouted for help.
Thick black smoke quickly filled the building, leaving some of them struggling to breathe.
Firefighters from the municipal Department of Public Security responded within minutes after receiving an emergency call.
Multiple specialized vehicles were dispatched to the site.
Firefighters deployed a ladder truck to reach the fourth-floor balcony and successfully brought the five family members down to safety one by one.
Meanwhile, another team moved in to extinguish the flames on the first floor.

The blaze was brought under control within about five minutes.
However, many belongings and household items on the first floor were destroyed.
Authorities are investigating the cause of the fire.
