He later competed in the Turkish Airlines World Amateur Golf Cup in Turkey in 2019.

Alongside golf, Kumar also showed skill in tennis, chess, and long-distance running.

He says that sports teach people many incredible things that help them to raise the bar as business owners and entrepreneurs.

It teaches people discipline, it increases one’s emotional intelligence, and it also teaches how to better cope with business complexities.

What began as a passion for sports has led Kumar to amass a vast fortune.

Self-made billionaire

But sports alone did not bring him wealth.

He came from an unremarkable background in India, where opportunities were limited.

Like many others seeking a better future, he migrated in search of new prospects.

His destination: Dubai—a land of immense promise, but also immense challenge.

Kumar was a formally trained engineer and a self-taught architect.

After years of financial struggle, he founded Heilbronn Properties in 2002 with very limited capital.

Initially, the company operated out of a small office.

But rather than focusing on small-scale developments, Kumar set his sights on large-scale infrastructure and high-end projects, including roads, facilities, luxury villas, and skyscrapers across Dubai.

Thanks to strategic business acumen and careful planning, Heilbronn Properties steadily expanded, acquiring high-value projects in prime locations around the city.

Kumar himself plays a central role in the creative direction of the company.

His distinctive design sensibility and aesthetic appeal have caught the attention of affluent buyers worldwide.

The company is also known for its punctuality and meticulous execution—delays are rare under Kumar’s leadership.

As a result, Heilbronn Properties now owns a number of major developments in Dubai.

Notably, high-end residential projects such as the fully sold-out Park Lane apartment complex, luxury villas within the Jumeirah Golf Estates, properties in Emirates Hills, and premium residences on the iconic Palm Island.

Both Kumar and Heilbronn Properties have earned a growing reputation.

Today, his buildings and villas attract high-net-worth individuals from across the globe.

In his early days in Dubai, Kumar shared a room with other Indian laborers.

His first meal in the city was a small packet of instant noodles.

Now a billionaire, Kumar’s story serves as an inspiration for many who aspire to rise above humble beginnings.

Semi-retired

Having reached the pinnacle of his career, Kumar has begun to scale back.

This week, Kumar is visiting Vietnam at the invitation of The Golf House Vietnam.

His trip will combine golf with exploratory meetings around investment opportunities.

He is also scheduled to speak at Tuoi Tre (Youth) newspaper headquarters at 60A Hoang Van Thu Street in Duc Nhuan Ward, Ho Chi Minh City on the afternoon of September 29.

The Golf House Vietnam holds the license for the Vietnam Legends Championship, part of the prestigious Legends Tour for golfers over 50.

Kumar is expected to be among the players competing in this year’s event.
