Hanoi apartment prices outpace Ho Chi Minh City as transactions fall: ministry

Average prices for commercial apartments in Hanoi rose to about VND128 million (US$4,855) per square meter in the first quarter of 2026, widening the gap with Ho Chi Minh City at roughly VND112 million ($4,249), while transactions declined from the previous quarter, according to the Ministry of Construction.

The ministry said in its latest report that apartment prices continued to increase, with Hanoi exceeding Ho Chi Minh City by around VND16 million ($607) per square meter during the period.

On the secondary market, prices remained broadly stable at high levels, with only slight declines in some areas.

In Ho Chi Minh City, transaction volumes for apartments and individual houses fell to about 30,800 deals, or 81.5 percent of the Q4-2025 level, contributing to an overall drop in real estate transactions nationwide to around 139,800, equivalent to 92.4 percent of the previous quarter.

Land transactions reached nearly 109,000, or about 96 percent of the Q4-2025 level, the ministry said.

The report also showed 43 new real estate projects were approved in the quarter with total registered investment of about VND604.9 trillion ($22.95 billion), while 58 projects were granted construction permits with around 31,800 housing units, including roughly 20,000 apartments.

As of the end of the quarter, about 917 projects were under construction with a total of around 500,300 housing units, including nearly 227,900 apartments, indicating a significant pipeline of future supply.

The ministry said 33 projects were completed during the period, delivering about 2,400 apartments and 3,400 individual houses.

About 106 projects, comprising roughly 21,600 apartments and 18,770 houses, were eligible for off-plan sales, while property inventory rose slightly by one percent from the previous quarter to include about 10,500 apartments.
