Vietnam’s Dong Nai plans 120ha digital technology park near Long Thanh Airport

Authorities in Dong Nai Province, southern Vietnam have approved plans for a nearly-120-hectare digital technology park near the underway Long Thanh International Airport, expected to employ about 9,500-10,500 people.

The provincial People’s Committee approved the 1:2,000 zoning plan on Wednesday for the project in An Phuoc and Binh An Communes.

The project spans over 119 hectares, of which more than 117 hectares is designated for infrastructure excluding safety corridors and power pole foundations.

A multi-functional digital technology hub

The Long Thanh Digital Technology Park will be divided into two main zones: one for digital technology production and another for supporting services.

Specifically, the park will include a production zone for digital technology products and services; a research and development zone for consulting, training, and digital technology incubation; an administrative and office zone for management and operations; a technical infrastructure hub; an accommodation and services zone; and a financial and banking services zone.

The plan sets a maximum building density of 40 percent, with at least 21 percent of the land allocated to green space and infrastructure.

Building heights are capped at 45 meters, although exceptions may be approved during detailed planning, subject to authorization by relevant authorities.

The overall objective is to develop a modern information technology center that supports the application and advancement of digital technologies.

The park will also serve as a hub for training, technology transfer, and business incubation, while attracting both domestic and international investment and fostering a working environment that meets international standards.

Dong Nai seeks a separate 300-hectare innovation hub

The province also plans a 300-hectare innovation hub in Binh An Commune under a decision by the prime minister.

According to the Dong Nai Department of Science and Technology, the hub is meant to develop a startup ecosystem, promote research and advanced technologies, and attract enterprises and international organizations.

The department said it is expected to support knowledge-based growth.

The hub will include incubation centers, investment funds, and partnerships with universities and research institutes under a 'triple helix' model linking government, academia, and industry.

It is also intended to support technology transfer, digital transformation, and international cooperation.
