Vietnam aims for first 5-star green international airport

A US$7.4 billion private aviation project approved by Vietnam’s National Assembly last week is set to reshape the country’s airport landscape, with Gia Binh International Airport expected to become Vietnam’s first five-star green international airport and rank among the world’s top 10.

Developed by Masterise Group, Gia Binh will be the largest private airport investment in Vietnam’s aviation history.

The airport will be built in Bac Ninh Province, northern Vietnam and cover about 460,000 square meters by 2050.

The complex will include a VIP terminal of roughly 5,900 square meters, technical infrastructure, and support services designed to meet international aviation standards.

Total investment is estimated at about VND196.4 trillion ($7.4 billion), financed through the investor’s equity and legally mobilized capital.

The project will operate under a 70-year term and be implemented in two phases, with around $5.3 billion allocated to the first phase from 2025 to 2030 and the remainder for the second phase from 2031 to 2050.

Built to ICAO 4F standards, Gia Binh International Airport is designed to handle about 30 million passengers and 1.6 million metric tons of cargo annually by 2030.

By 2050, its capacity is projected to rise to 50 million passengers and 2.5 million metric tons of cargo per year.

The project aims to obtain five-star certification from Skytrax and achieve high passenger satisfaction scores under the Airports Council International Airport Service Quality program.

Operating under a twin-hub model similar to those used in London and Tokyo, Gia Binh is expected to complement Noi Bai International Airport in Hanoi, easing congestion while strengthening aviation capacity across the capital region.

Analysts say the airport could accelerate development of Hanoi and the northern key economic zone, creating new momentum for logistics, e-commerce, tourism, and other high-value service industries.

During National Assembly debates, deputies emphasized that the airport’s role extends beyond civil aviation.

Minister of Construction Tran Hong Minh said the project would help meet rapidly growing air transport demand in northern Vietnam while serving national defense, security, and major diplomatic needs, including preparations for APEC 2027.

To ensure timely implementation, the government has proposed special mechanisms and policies, including allowing Bac Ninh authorities to relocate historical and cultural sites during land clearance, compensation, and resettlement.

Founded in 2007, Masterise Group operates across high-end residential development, urban projects, luxury hospitality, and commercial real estate.
